A Home Owner Association is essentially a corporation which exists for the benefit of the membership—the collective owners. Common Elements, LLC—a property management company specializing exclusively in HOA management--promotes those benefits by effective maintenance of the Physical Property, faithful administration of the Corporate functions and administration, and perpetual control of the Budget.
In addition to physical plant maintenance, and corporate administration, Common Elements, LLC, has the primary mission of effectively representing the Board of Directors to the Owners, and the Owners to the Board with timely communications. Regular newsletters, periodic email blasts, event and due-date reminders, and one-on-one dialogue when needed, results in Homeowners who feel that they are being adequately informed, that they have significant input to the governing body, and consequently that they are part of the process that affects the quality of their lives. This mission has proven to produce an informed membership, an increased sense of community, low delinquencies, a general contentment with the government of the HOA, and a reputation in the community that supports high property value.
Jan Leiter, the Managing Member of Common Elements, LLC, owned and operated a property management company in southeast Florida for two decades. He was a state-licensed Community Associations Manager (CAM) in that highly regulated HOA climate, and, although not operating in one of the congressional districts where HOA’s determine the political careers of several US congressmen (breeding ground of the “condo commandoes”), he was responsible for the total maintenance and management of a handful of very fine properties and corporations, and so is very familiar with both the routine requirements and the special needs of HOA’s.
Beginning January 01, 2008, Common Elements began offering its experience and services for the corporate, financial, and maintenance management of homeowner associations in Denver. Both the Business and its Principal are Colorado-licensed for property management. Specializing solely in HOA management from its office in the Capitol Hill area of downtown, it is flexible in available features, and can adapt its services to fit all Association structures, practices, and sizes. Common Elements can either assume the existing staffing and services of established HOA’s, provide those elements for new projects, or a combination of both.
Pricing is competitive, and varies depending upon the size and age of a project, the governing documents, the number of units, facilities, employees, on-site management aptitude, the financial practices, the budget, the accounting history and records, and the adaptability of the association to online functionality.
Your management company should be able to monitor and direct maintenance of the real estate, control the finances, maintain regulation and legal compliance, and provide the formal entity needed to keep owners and board members business-like in their relations with the Corporation, so they can remain neighborly in their relations with one another.
